Subdivision Design

The process of dividing a large piece of land in to multiple lots the process is called subdivision design. Subdividing a piece of land involves all of the disciplines in a civil engineering firm beginning with the survey department. A tract of land needs to be surveyed first to determine its size, shape, and topography as well as the location of any obstacles to development such as wetlands. Using this information, Civil Engineers design roadways which provide the largest number of lots using the shortest length of roadway. The next step in a successful subdivision design is to devise the utility services such as water, sewer, gas, and electric. Another necessity will be the design of a drainage system to control the flow of stormwater. Once the plans are complete they are submitted to the local planning board, conservation commission, and board of health for approval. Several state permits could also be required. Commercial Site Design

Commercial sites, even if they are existing usually require some type of special permit to make modifications to the site or propose new construction on the site. This usually entails surveying the property to map the existing conditions then determining what the maximum build-out of the site could be. Depending upon the location of the site traffic studies may be needed as well as drainage analysis, detention pond design, landscape design, and architectural details.
